Why buy off plan property
This is one of the best ways of investing in property abroad including Bulgaria.
The benefits are as follows:-
1.You can secure the best plots at a fixed price. Property prices can escalate very quickly and this could save you a lot of money.
2.You can reserve your villa or apartment with a small initial deposit.
3.The best plots have the best chance of resale and therefore return on your investment.
There are some risks in buying off plan because you cannot see the finished article before buying. However, if you already know the area and take good advice from the experts in the ground in Bulgaria the risks are reduced to a minimum and buying off plan can reap high dividends.
You do not have to take a viewing trip before you put down the deposit but go later, when it is convenient. Some developers offer an Off Plan guarantee which means that if your chosen plot does not meet your needs then you can transfer your deposit to another property.
The next payment, in most cases, will be due on the signing of the contract, drawn up by the developer approximately 4 weeks after the reservation. This will be 30% of the agreed price. The remainder (70% less the deposit) will normally be paid in four stage payments during the build. E.g. one payment when the concrete skeleton is in place, the next when the brickwork is complete, the next when the internal and external tiling is complete and finally the last payment on the completion of the property.
Some investors who purchase the property from the start choose to sell their property before the final completion date and can offer a new completed at the new higher market value.
